Buy With Confidence Before You Sign

Buying a home is one of the biggest investments you'll ever make. Whether you're purchasing your first property or adding to your portfolio, it's important to know exactly what you're buying before contracts are signed.

At Snag List Steve, we provide professional Pre Purchase Property Inspection Ireland services that help you make informed decisions. Our inspections uncover defects, workmanship issues, moisture concerns, and potential maintenance problems that may not be visible during a standard viewing.

We work with homebuyers across Cork, County Cork, Galway, County Galway, County Kerry, County Limerick, Limerick, County Tipperary, and County Waterford, delivering detailed reports that give you a clear picture of the property's condition.

Why a Pre Purchase Property Inspection Matters

A property can look perfect on the surface while hiding expensive issues underneath. Small defects today can become major repairs tomorrow.

That's why a professional inspection is so valuable.

Our inspections help identify:

  • Structural concerns
  • Poor workmanship
  • Damp and moisture issues
  • Insulation defects
  • Plumbing concerns
  • Ventilation problems
  • Roofing issues
  • Electrical observations
  • Cosmetic defects
  • General maintenance concerns

When you know the true condition of a property, you're in a stronger position to negotiate, budget, and move forward with confidence.

What We Check During Your Inspection

At Snag List Steve, we take a practical and thorough approach to every inspection.

We carefully assess both internal and external areas of the property, looking for signs of defects, incomplete work, and hidden concerns that could affect the value or safety of your investment.

Our inspection process covers:

Interior Areas

  • Walls, ceilings, and floors
  • Doors and windows
  • Kitchens and bathrooms
  • Heating and ventilation systems
  • Visible plumbing installations
  • Internal finishes and workmanship

Exterior Areas

  • Roof condition
  • Gutters and drainage
  • Brickwork and render
  • Driveways and pathways
  • External finishes
  • Visible structural concerns

Every inspection is completed with the same attention to detail we would want for our own homes.

Advanced Inspection Technology

A visual inspection is important, but modern technology allows us to investigate further.

That's why Snag List Steve uses professional inspection equipment to help identify issues that may otherwise remain hidden.

Thermal Imaging Camera

Our thermal imaging technology helps detect temperature variations that may indicate:

  • Missing insulation
  • Heat loss
  • Water ingress
  • Air leakage
  • Hidden moisture concerns

Thermal imaging allows us to see patterns that are not visible to the naked eye, providing a more complete assessment of the property.

Moisture Detection Equipment

Moisture problems can lead to mould growth, structural damage, and expensive repair costs.

Using professional moisture detection equipment, we can identify elevated moisture levels within building materials and investigate areas where damp issues may be developing.

This additional layer of inspection helps uncover concerns before they become major problems.

Detailed Reports You Can Understand

A property inspection report shouldn't leave you guessing.

Our reports are written in plain English and organised clearly, so you can quickly understand our findings.

Each report includes:

  • Photographic evidence
  • Detailed observations
  • Defect descriptions
  • Recommended actions
  • Areas requiring further investigation

You'll receive practical information that helps you move forward with confidence and clarity.

Why Choose Us

I have 45 years experience in the building industry to date. I have worked with every trade in the business & have seen the way some so called “tradesmen” leave their work. Many of these “tradesmen” have very little regard for your new home! I have the knowledge of where to find the faults, what the most likely cause of the fault is & in a lot of cases can also repair the fault!

"I once found the hot water coming to the bathroom toilet cistern and no, it wasn't a Bidet!"

I have often been asked to re-snag a property from a house buyer who has already had a snag list undertaken by a different company. The reason being that when they talk to their neighbours the conversation inevitably comes round to discussing snag lists.

Frequently asked question

I have 45 years experience in the building industry to date. I have worked with every trade in the business & have seen the way some so called “tradesmen” leave their work.

On a standard semi – detached 4 bedroom house the inspection can take anything from 3 – 5 hours depending on the size of the house & the quality of the finish. Be wary of any engineer that tells you it can be done in a shorter time as it is physically not possible to carry out a proper inspection in such a short time.

The minimum amount of faults I have found has been 53 and I considered it to be a very well built property. They were minor faults & mostly repetitive throughout the house. The maximum I have found to date has been 253!

The builders will normally give you an approximate date for the snag list to be carried out. That is the time to book your chosen engineer. Be mindful that these dates can & do change. It is always advisable to have a snag list carried out before you complete on the purchase of the property!

Yes, I will provide you with 3 sample lists with your quotation.

Yes you can. A lot of people do not get a snag list done at the time of purchase thinking that 1) the house is brand new. 2) the builders have their own engineers. 3) there is a guarantee in place & sure what could possibly be wrong with it? Take a look at the gallery section to see what does go wrong! It is only when the buyers have moved in that they start to notice things are not quite as they should be. Don’t worry as I can still produce a snag list for you to give to the builder which will be every bit as good as if you had it done before closing the purchase of your home.
