On a standard semi – detached 4 bedroom house the inspection can take anything from 3 – 5 hours depending on the size of the house & the quality of the finish. Be wary of any engineer that tells you it can be done in a shorter time as it is physically not possible to carry out a proper inspection in such a short time.
The minimum amount of faults I have found has been 53 and I considered it to be a very well built property. They were minor faults & mostly repetitive throughout the house. The maximum I have found to date has been 253!
The builders will normally give you an approximate date for the snag list to be carried out. That is the time to book your chosen engineer. Be mindful that these dates can & do change. It is always advisable to have a snag list carried out before you complete on the purchase of the property!

Yes you can. A lot of people do not get a snag list done at the time of purchase thinking that 1) the house is brand new. 2) the builders have their own engineers. 3) there is a guarantee in place & sure what could possibly be wrong with it? Take a look at the gallery section to see what does go wrong! It is only when the buyers have moved in that they start to notice things are not quite as they should be. Don’t worry as I can still produce a snag list for you to give to the builder which will be every bit as good as if you had it done before closing the purchase of your home.
