Recently, I have been asked by clients if I would accompany them to look at some properties they were thinking of purchasing & to give them my professional advice as to the general condition of the property & the possibility of adding an extension or a renovation they were considering to the house and which house I thought would be the better property to buy.
After I had inspected the property & gave my advice, some clients went ahead with the purchase & some clients changed their minds due to the fact that I had found some issues with the house that the client had not noticed on their initial visit to the property which would have led to serious financial implications for the clients if they had gone ahead with the purchase without my input.
I now offer this unique pre purchase inspection service that will suit people who are in need of the advice of a professional house inspector / builder to give them peace of mind when undertaking what is probably the biggest monetary outlay they will ever make in their lifetime.
The clients choose up to 3 properties they are interested in buying & arrange to inspect the 3 properties on the same day. After house No.1 has been looked at, we discuss the good & the not so good points of the house & the possibilities to extend or refurbish etc. The same applies for the next 2 houses. After the 3 properties have been viewed, we sit down with a cup of tea / coffee & we discuss the merits & downsides to each property.
This way the client will be able to choose the house they desire or indeed discount all 3 properties & start the house hunting process again. If it were the case that neither of the properties were suitable for them, then at least my service has helped them to not have purchased a potential problematic house, which could lead to them spending thousands of Euro which they did not budget for.
We offer an inspection service for anyone who is self-building their own home. This is an invaluable service for the homeowner (who technically is the employer & contractor) as they may not see all the items that need completing. With the benefit of my snaglist in hand they can approach the different contractors and hand them an itemised list of works that need completing before they pay the final money owed to each contractor. We can also give advice on the problems found and who they should be assigned to.
